Access
Access to McCarthy Maisonettes is via Parramatta Road at the front or McCarthy Lane at the rear. Entry to the building is gained by a security fob. Once inside the building you will need a key to enter the front door of your maisonette.
In case of lost security fobs or keys, please contact the Property Manager. A charge of $50 is payable for replacement fobs. Lost keys are replaced at your own expense.
If you’re locked out of the building or your maisonette outside of business hours, contact the Glebe Point Locksmiths on 0414 212 469. The locksmith will charge you an emergency call out fee up to $250 as well as the cost for replacing the key or fob. These charges are payable by you.

It’s less than 10 kms to both Sydney International Airport and Sydney Domestic Airport, with travel time by car approximately 20 minutes. However, traffic can be quite heavy on this route, so we recommend allowing more time depending on time of day you’re travelling.
You can get to the airport by taxi, shuttle or bus and train.

McCarthy Maisonettes is located at 15 Parramatta Road, Annandale. Please remember to also give the number of your Maisonette. The nearest cross street is Nelson Street or Bridge Road.

Sydney’s eastern suburbs beaches are the nearest to Annandale. They are Bondi, Bronte & Tamarama, Coogee and Clovelly. They are just over 10kms away, and can be reached by two buses. Check http://www.transportnsw.info/ for public transport timetables.
There are also a couple of harbour beaches that are great for swimming but don’t have surf. They are Murray Rose Pool (formerly Redleaf) at Double Bay, Watsons Bay and Camp Cove. Check http://www.transportnsw.info/ for public transport timetables.
Cronulla Beach can be reached by bus to Central or Newtown then train directly to Cronulla.

Bikes can be stored onsite at McCarthy Maisonettes under the stairs in the central courtyard. Please ensure all bikes are secured with a lock and stored safely and out of thoroughfares.
Please note that it is a legal requirement to wear a helmet and follow road rules when riding bikes in Sydney.

A security bond of four weeks rent is required on all unfurnished tenancies and six weeks rent on all furnished tenancies. Upon vacating the premises, the maisonette will be inspected and the bond will be returned according to the conditions stated in your lease.

McCarthy Maisonettes offers no car parking to residents or visitors. Parking is available in surrounding streets although most have time restrictions. Please ensure that you adhere to these restrictions as parking fines are expensive in Sydney.
Residents do not qualify for the Leichhardt Council parking permit scheme.

To walk, follow Parramatta Road until it becomes Broadway, then veer left onto George Street, which will lead you to Town Hall, major shopping areas and Circular Quay.

Please be mindful of the environment when using water and electricity and disposing of waste. We have installed resource efficient appliances where possible and appreciate your care with our precious natural resources.
Please ensure that waste is separated into garbage and recyclable material and dispose in the correct bins. Bins are located just outside the McCarthy Lane building entry.

Fire extinguishers are located on each floor.
Please familiarise yourself with locations of fire extinguishers and fire procedures that are displayed behind your front door and in common areas.
Please also be aware that smoke detectors are installed in each maisonette. These are sensitive and will go off if smoke is detected. Please be careful when burning candles or incense or cooking, especially burning toast. Please use exhaust fans when cooking and take care not to burn any food.
If a smoke detector goes off a fire engine will attend. If the fire engine attends due to a false alarm, you will be charged the emergency call out fee of $1250.
Disabling or interfering with smoke alarms is an offence.

The building is wired for Foxtel. To buy online go to www.foxtel.com.au/shop/packages-and-deals or call 1300 130 799 between 8am to 8pm Mon to Fri, 9am to 6pm Sat to Sun. All Foxtel accounts will be in the resident’s name and expenses are your own responsibility.

All waste must be removed from your maisonette, and placed in the appropriate bin. Garbage must be secured in a bag and placed in the garbage bin. Recyclable items (bottles, cans, tins, paper, etc) must be placed in the corresponding recycle bin.
Bins are located along the eastern wall of the commercial car park at the McCarthy Lane building entry. Collection day is Friday.

As a legal requirement, we keep a register of all residents at all times. The register must contain your full name, phone number, date of birth, licence or passport details, next of kin, emergency contact and room number.
Please ensure the property manager is notified of any changes to your contact or emergency contact details.
Your personal details will be stored securely and won’t be used for any purpose other than ensuring your safety.

McCarthy Maisonettes is governed by a set of rules that are designed for resident’s comfort and accordance with regulations that we are governed by:
- The property manager is responsible for the general maintenance and management of the property. If you need to contact them, please do so during business hours.
- Each resident will be issued with a room key, mailbox key and security fob to enter the building. Please take care with these. Replacements are available if lost, however, you will need to pay for replacements.
- The tenant agrees to abide by the strict ‘No Parking Policy’ within the complex.
- Electricity will be invoiced to the tenant by Belle Property according to the usage on the electricity meter and paid in the same manner as rent.
- No towels or clothing are to be hung on any balcony railings.
- No pets are permitted on the premises.
- Smoking is not permitted on the premises.
- Residents are expected to be respectful of their neighbours and ensure that noise levels are at an acceptable level and not adversely impacting upon neighbours. Residents who are continually causing discomfort to neighbours through excessive noise may be asked to vacate the premises.
- Waste must be disposed of in the appropriate garbage or recycling bins that are stored at the rear of the building in McCarthy Lane.

Each resident will be issued with a room key and security fob to enter the building. Please take care with these keys. Replacements are available if lost, however, you will need to pay for replacement keys. Please contact the Locksmith to arrange replacements.

Each maisonette will be issued with one mailbox key.

A laundry room is located on the ground floor of the southern building and is available for use by residents only for personal laundry only. Access is gained to the laundry by use of your security fob.
Washers and dryers are coin operated.
Residents are expected to remove washing from machines within a short time of wash or dry completion.
Please keep this room tidy and leave it as found. Unclaimed laundry will be disposed of.

The Light Rail is a public transport system linking Central Station and Sydney’s Inner Western Suburbs via Haymarket, Pyrmont, Glebe Rozelle, Leichhardt North and Dulwich Hill. Sydney Fish Markets, The Star Casino, Darling Harbour and Chinatown.

All maintenance issues must be in submitted writing to the managing agents. If any maintenance issues found to be at the tenant’s responsibility or no issue is found, the call out fee will be invoiced to the tenant.
Smoke alarms are not to be tampered with or removed. If the fire brigade is called out due to a false alarm e.g. burnt toast, steam from the shower, smoking within the property (not permitted), the cost of the fire brigade call out will be charged to the tenant responsible. Tenants will be liable to pay the entire cost.

Bus, train and ferry fares are paid with Opal Cards. You can buy Opal Cards from most convenience stores, full list can be found here http://www.retailers.opal.com.au/?=carousel. The closest are Ezy Mart on Parramatta Road (right near the bus stop) or Bridge Road (just past Subway). Opal cards store value, so once you have the card you top it up with credit.
You must “tap on” as you enter by holding your card against the reader. Once you hear a distinctive “ding” tone you will know your tap has been successful. When you disembark, you must also “tap off”, ensuring again that you hear the “ding”. Failure to tap on or off may result in a fine or incorrect fare being taken from your credit. Upon vacating the premises, a $100 “end of lease cleaning fee” will be payable, plus
- all rubbish and belongs must be removed,
- all keys returned,
- all maintenance issues (if it is the responsibility of the tenants) must be completed otherwise rent may be payable until these have been met.
Notification of your intention to vacate must be made to managing agents, Belle Property, by formal and signed written notice. If the notice is for the tenants’ intention to terminate their contract prior to the expiry of their lease, break lease fees will incur as per your lease agreement.
